Office or Shop for Print/Copy Company?

Thankfully, it looks like we've decided on a new premises. We've been busy negotiating on the 775sqft industrial unit since we saw it as we do really like the location and the potential to add a second floor at a later date. It's also brand new which makes it that bit nicer. Meanwhile, we went to see an 860sqft industrial unit last week, but couldn't see where the extra space was over the 775sqft one. The 860sqft unit also has an office built in it but not how we would've wanted it.

So....we're almost coming to a conclusion on negotiations with the 775sqft unit, and have managed to negotiate out the personal guarantee AND the 6 months rent deposit they wanted, which is great news. We're now just waiting to see what deal they are willing to do for the security of us signing a 6 year lease. We've also contacted our solicitors for a quote on the lease paperwork.

The only downside with the unit really is that with it being brand new, we will be responsible for electrical sockets, lighting, heating, etc, but this has formed a huge part of our negotiations and it's stuff we can do gradually. There is already a 3 phase electric supply installed, so perfect for the cutters mentioned by Craig :)
